Roof Restoration VS Roof Replacement - A Detailed Guide
Depending on the condition of your roof will depend on whether we recommend a Roof Restoration or Roof Replacement.
We have a step by step process for Restoring Roofs and ensure we provide our customers with the best most cost effective solution for their home.
A Detailed Guide on Roof Restoration:
Stage 1
Roof Inspection: A qualified member of our team will arrive and meet the client at their Melbourne Property. We will take any necessary photos and go over our findings with you once we have carried out our inspection. From here we will decide a course of action together based on this discussion.
Stage 2
Colour Selection: We have a range of popular colours which we show our client’s early on in the Roof Restoration. We are more than happy to help with ideas or can leave the choice completely up to you! The paint is generally ordered a few days out to painting the job.
Stage 3
Caring As We Go: Our teams priority to respect our client, their property and those surrounding. This means that we will go to every precaution to protect all property that might be affected by roofing restorations. We promise to leave your home as clean, if not cleaner than when we arrived.
Stage 4
Installation Of Guard Rail: We take safety very seriously therefore install safety guard rail when required for the safety of our team. This is generally installed a couple of days prior to the start date and removed as quickly as possible once we complete the Roof Restoration.
Stage 5
Replacement Broken Tiles: Replacement of Broken Tiles Our first course of action once up on the roof is to remove and replace any broken tiles that would potentially leak during the high-pressure cleaning stage of the roofing restoration. We can almost always match the tiles with the exact same replacements.
Stage 6
High Pressure Cleaning: The cleaning stage is a crucial part of the restoration process. Washing the roof allows the paint to bond to the tiles properly. We are able to complete the washing with our high-pressure cleaning machines, using just your ordinary tap water. We will carefully prepare your property and those surrounding before the roof wash by ensuring all belongings around the house have been moved prior to cleaning, any rainwater tanks have been disconnected and ensuring that all spouting and downpipes are free flowing and not blocked. A full rinse down of your property and the surrounding properties will be completed after the wash.
Stage 7
Roof Repair Work: Roof Repairs include items such as the renewal of old valley irons, the inspection and repair of all flashings, the repairs to any timberwork on the roof, skylight repairs etc. This work will always be discussed in the inspection stage so that the client knows exactly what work is being completed.
Stage 8
Bedding & Flexible Pointing: This will almost always include the removal of the old mortar and cement work. After the old bedding is removed the new bedding foundation is laid and ridge cappings are put into place with the help of a bedding frame. Once this has dried, we apply our flexible pointing compound to all ridge cappings and gable tiles.
Stage 9
Final Wash Down: We need to ensure that the roof surface is completely free of any foreign matter that would stop the paint from adhering to the tiles. We just complete a final blowdown for this.
Stage 10
Painting Process: Now that the roof is ready to be painted, we will apply the chosen paint system.
A Detailed Guide on Roof Replacements:
Our Roof Replacement Melbourne process is quite different to a Roof Restoration.
Stage 1
Safety: To create a safe work environment we are required to install either perimeter safety rails or scaffolding which is done so by a qualified tradesman.
Stage 2
Removal of old materials: We will remove items such as the old tiles or roof sheets to strip the roof. The old materials are disposed of via a skip bin which is delivered to your property. This will also include removal of old battens.
Stage 3
Installation of new battens: New steel battens are then installed instead of timer. The reason we use steel is due to them being lightweight/strong. They also will not buckle or warp over time.
Stage 4
Installation of underlay: Once the new battens have been installed, we will now install the chosen underlay. Generally the minimum is sisalation paper, there is also the option to use an insulation blanket that has a R factor of 1.3 and will increase the thermal efficiency of your home.
Stage 5
Installation of Colorbond roof sheets: Once the structure has been prepped we will now lay your roof sheets. 99% of the time, your roof replacement will be completed using Colorbond roof sheets. Depending on the pitch of your roof will determine the profile of roof sheet. There are three main profiles that we use which include, corrugated, 5-rib and a klip-lok style. There is also a choice of thickness of the roof sheets depending on your requirements.
Stage 6
Installation of flashings, ridge cappings and valleys: The roof sheets will need to be flashed correctly to seal each section of the roof. We will have the flashings custom ordered to size to ensure the perfect it. We also like to back-flash any penetrations just to make sure there are no possible weak points for water leaks in the future. There are a few styles of flashings and we will discuss them onsite prior to installation. It is also at this stage when we will install any rubber dektites and seal any sections required.
Stage 7
Clean up site: Once we have completed the re-roof we will complete a thorough clean-up. We will meticulously clean the site from top to bottom to ensure it is in the same condition as it was on our arrival. At this stage, we will also remove any of the remaining rubbish from the site. Once we have completed the job, the safety rails or scaffolding will be dismantled a couple of days after completion.
