What are the benefits of replacing my roof?
There are quite a few benefits of replacing your roof. One of the biggest benefits bring the changes in technology over the last century, Modern roof tiles and metal roofing products have come a long way. When re-roofing you generally have two options, tile or metal. Below we will discuss the benefits of both.
Metal: The replacement of old tile roofs with metal roofs is becoming more and more popular, and for good reason. Colourbond roofs are lightweight and are very resilient to extreme weather. They are more thermally efficient than standard tiles and there are a number of options in the type of underlay used which will also increase the insulation factor. Another great attribute of Colorbond roofs is that once installed correctly, there should be virtually no ongoing maintenance. Metal re-roof or replacement can be slightly more expensive than tiles, however this cost can be reimbursed over time with the reduction of electricity costs and maintenance that would have otherwise been unavoidable.
Tiles: You may not want to replace your tiles with metal for a number of reasons. A Colorbond roof may not suit your style of home or it might be heritage listed and therefore that is not a possibility. Whatever the reason may be, we still have a roof replacement solution for you! Most tiles these days come with a 50-year warranty and on every replacement we will install a sarking underlay. This alone will make the roof much more thermally efficient, saving electricity costs. Whether you are after new concrete or terracotta tiles we can provide a solution. If you are not sure what type of tile you need then we would be happy to come out, take a look and provide some advice.
Our Process for your Colorbond roof replacement throughout Melbourne
Stage 1 – Safety: Depending on the type of roof, we will install either perimeter safety rails or perimeter scaffolding. This is done to create a safe workspace and to comply with all Worksafe requirements. The scaffolding/rail is always installed by licensed tradesmen.
Stage 2 – Removal of old materials: We will remove the old materials from the roof, whether it is old tiles or rusted roof sheets we will strip the roof and load the old materials into a skip. This will also usually include the removal and disposal of the old roof battens.
Stage 3 – Installation of new battens: We will replace the old timber battens with 40mm steel battens. Steel battens are a tried and tested alternative to timber. Steel battens are strong, lightweight and won’t buckle or warp.
Stage 4 – Installation of underlay: Once the new battens have been installed, we will now install the chosen underlay. As a minimum, we will use sisalation paper to provide a layer of insulation under the roof sheets. We also offer an insulation blanket that has a R factor of 1.3 and will greatly increase the thermal efficiency of your home.
Stage 5 – Installation of Colorbond roof sheets: Once the structure has been prepped we will now lay your roof sheets. 99% of the time, your roof replacement will be completed using Colorbond roof sheets. Depending on the pitch of your roof will determine the profile of roof sheet. There are three main profiles that we use which include, corrugated, 5-rib and a klip-lok style. There is also a choice of thickness of the roof sheets depending on your requirements.
Stage 6 – Installation of flashings, ridge cappings and valleys: The roof sheets will need to be flashed correctly to seal each section of the roof. We will have the flashings custom ordered to size to ensure the perfect it. We also like to back-flash any penetrations just to make sure there are no possible weak points for water leaks in the future. There are a few styles of flashings and we will discuss them onsite prior to installation. It is also at this stage when we will install any rubber dektites and seal any sections required.
Stage 7 – Clean up site: Once we have completed the re-roof we will complete a thorough clean-up. We will meticulously clean the site from top to bottom to ensure it is in the same condition as it was on our arrival. At this stage, we will also remove any of the remaining rubbish from the site. Once we have completed the job, the safety rails or scaffolding will be dismantled a couple of days after completion.

Stage 3 – Installation of underlay: Although not a requirement, we always prefer to install sarking/sisalation underlay before laying the roof tiles. Sarking is an important part of the roof which will create a condensation barrier and will stop moisture build-up in the roof cavity. Sarking will also help the thermal efficiency of your home.
Stage 4 – Installation of new battens: We will replace the old timber battens with new 25mmx50mm battens
Stage 5 – Installation of Roof tiles: Once the customer has chosen from our large selection of both cement and terracotta tiles, we will have them delivered straight to your home and ready to install. We will load the roof with the help of a tile elevator to ensure that your roof is open to the elements for as little time as possible. We will only remove the number of tiles that we can relay on the same day, leaving your roof watertight overnight.
Stage 6 – Installation of ridge cappings and valleys: We will replace all the valleys throughout the roof as we go. We like to replace the old galvanized valleys with new full-length Colorbond valleys. Once the tiles have all been laid and cut in, we will bed and point the new ridge down. We use a flexible pointing that has many different colour options to suit the tile. The flexible pointing will expand and contract with the temperature changes and will not crack like the old cement bedding.
