How Much Does It Cost To Replace Your Roof?
Why replace your roof?
Many now opt for a roof replacement over restoration when the roof has aged and is to far gone to be able to restore. If a roof is left in extremely poor condition further damage to your property is inevitable. Once leaks start to form through the old roof it could damage the electrical work, timbers and ceiling which will end up increasing the overall cost.
There is a significant difference between a roof restoration cost and a roof replacement cost however in this article we focus on the detail of replacing your roof.
What Does A Roof Replacement Entail:
- Stage 1 – Safety: Depending on the type of roof, we will install either perimeter safety rails or perimeter scaffolding. This is done to create a safe workspace and to comply with all Worksafe requirements. The scaffolding/rail is always installed by licensed tradesmen.
- Stage 2 – Removal of old materials: We will remove the old materials from the roof, whether it is old tiles or rusted roof sheets we will strip the roof and load the old materials into a skip. This will also usually include the removal and disposal of the old roof battens.
- Stage 3 – Installation of new battens: We will replace the old timber battens with 40mm steel battens. Steel battens are a tried and tested alternative to timber. Steel battens are strong, lightweight and won’t buckle or warp.
- Stage 4 – Installation of underlay: Once the new battens have been installed, we will now install the chosen underlay. As a minimum, we will use sisalation paper to provide a layer of insulation under the roof sheets. We also offer an insulation blanket that has a R factor of 1.3 and will greatly increase the thermal efficiency of your home.
- Stage 5 – Installation of Colorbond roof sheets: Once the structure has been prepped we will now lay your roof sheets. 99% of the time, your roof replacement will be completed using Colorbond roof sheets. Depending on the pitch of your roof will determine the profile of roof sheet. There are three main profiles that we use which include, corrugated, 5-rib and a klip-lok style. There is also a choice of thickness of the roof sheets depending on your requirements.
- Stage 6 – Installation of flashings, ridge cappings and valleys: The roof sheets will need to be flashed correctly to seal each section of the roof. We will have the flashings custom ordered to size to ensure the perfect it. We also like to back-flash any penetrations just to make sure there are no possible weak points for water leaks in the future. There are a few styles of flashings and we will discuss them onsite prior to installation. It is also at this stage when we will install any rubber dektites and seal any sections required.
- Stage 7 – Clean up site: Once we have completed the re-roof we will complete a thorough clean-up. We will meticulously clean the site from top to bottom to ensure it is in the same condition as it was on our arrival. At this stage, we will also remove any of the remaining rubbish from the site. Once we have completed the job, the safety rails or scaffolding will be dismantled a couple of days after completion.
Why COLORBOND Steel?
Aside from it being tried and tested in Australian conditions, there are 22 colours to choose from which offer a great look and long-life performance.
